This investment was originally brought to market when there was extreme turmoil in the Phoenix real estate market due to the sub-prime mortgage crisis. We all recognized this as a great opportunity to acquire deeply discounted properties.
To lower the risk of the investment, management made the decision not to use leverage to buy properties. Although placing mortgages on the homes would have magnified our gains, the fact that we offered a real estate investment with no leverage was a key risk mitigation strategy which gave investors comfort.
