General contracting services are traditionally provided under a design-bid-build model. The Owner has engaged a Consulting team to design their project and through a negotiation or tendering process has selected a General Contractor to perform the work utilizing a lump sum contract. The Design-build method of construction creates an overlap between the design of the project and construction.
This allows the overall project timeline to be compressed compared to the traditional Design-bid-build method. It is intended to improve communication between the client and the builder and to facilitate additional synergies.
