I have been immersed in the busy world of mortgage brokering since the spring of 2007 when Edmonton's real estate market was at the height of a boom. Frenzied buyers were frantically buying whatever they could qualify for, and multiple offers were standard. At the time, I had just graduated with a Diploma in Business Administration, with a major in Finance.
When you first decide you want to purchase a home, it is wise to get a pre-approved mortgage. The pre-approval will tell you how much of a mortgage you qualify for, ensuring you are looking at homes in your price range. Luckily, you're in the right place! If you have room in your ratios (income vs. Debts) you may be able to just borrow all or part of the minimum 5% down payment from a credit card, personal line of credit or a personal loan. This is called a Flex Down Mortgage. One thing to keep in mind with this option is that, along with your new mortgage payment, you'll also have another additional monthly payment to pay off the borrowed funds.

Wow! Cannot say enough good things about Natalie. This was my second time using her services and she was amazing once again. Natalie offers a caring and professional approach to her work. Natalie was excellent throughout the process of buying a new home. This was our second time using her and she recognized my voice when i called her up after five years! Which I think does an excellent job of illustrating the amount of care that she takes with her clients.

I would definitely recommend Natalie Wellings as a mortgage broker. She’s on top of her game and knows her job very well. She kept me well informed the whole time and was quick on answering all my questions. Her customer service level was exceptional, she actually cares for your best interest and not just doing the bare minimum as you see nowadays.
