Hired this company to do an appraisal ahead of purchase. It was horribly inaccurate, poorly done, really egregious mistakes, like using properties out of the community, different class of properties, dated properties as the basis for its comparable and adjustments. Example the subject property was a detached home on a 50 x 160 ft lot, the appraiser used a semi-detached on a 20 ft lot as his #1 comp. Not only did the appraisal come in massively under market value but when I brought in two other appraisals they both independently substantiated the purchase price and were $800,000 over PVCI's appraisal
