First Circle Financial provides short-term, residential, first and second, mortgage solutions to borrowers that do not meet conventional underwriting criteria. Our most popular product is a one-year open mortgage. We are a non-income qualifying lender able to look past conventional debt servicing requirements.
Construction lending has been our specialty since 1991. We provide financing for single family, and small multi-family, residential projects. Let us use our vast construction underwriting experience to help you get your loan requests achieved. Our construction products are designed to help your clients when the banks cannot.
First Circle Financial is able to consider commercial mortgages for borrowers that don't fit the banks' rigid lending policies. We specialize in commercial loans from $500,000 to $10,000,000. We can lend on a variety of property types, such as strata office space, retail storefronts, strata warehouses, mixed-use properties, and more.
We can facilitate the acquisition of holding properties and help your clients pull equity out of building lots. Each fund is a Mortgage Investment Corporation or 'MIC' as defined by Section 130.1 of the Income Tax Act (Canada). MICs are companies organized to allow individuals to invest in a pool of diversified and secured mortgages.

Not a reliable company
After we got our commitment letter we were told 99.9 percent done
The brokers tells me today the lender dont like the lot or the plans
After i removed conditions on the hook for a loss of over $50,000.00 dollars not cool
I cant sleep im stressed and not feeling good
Horible group of people that issue commitment letters and dont fund
Be ware of this company
I give them zero oit of 100 and will let all my assosiates know
