In 1993 a group of investors led by Dougal Shewan met to discuss establishing a new venture to offer alternative mortgage financing - a Mortgage Investment Corporation. The group raised $350,000 by the end of the meeting which ultimately led to the formation of VWR Capital Corp.
From that initial investment, VWR now has a portfolio of over $360 million in mortgages under administration across British Columbia, Alberta, Saskatchewan, Manitoba and Ontario.We take our responsibility to our shareholders very seriously. Simple and transparent process. Your next deal is easy to submit. You can submit using Filogix, Velocity, Lendesk, Finmo, or you can do so by emailing the mortgage application, credit bureau and current appraisal to our underwriting team. With basic lending fees at $750 for first mortgages and $500 for second or third mortgages, you have the ability to structure winning deals for your clients.
If you are new to working with VWR Capital Corp. please feel free to discuss your file with our Business Development Manager (BDM), prior to submitting the deal to our underwriting team. Your BDM can tell you whether or not the deal will fit with VWR's guidelines and make suggestions when packaging the file to ensure a seamless approval.

A Mortgage Investment Corporation (MIC) is an investment vehicle that enables investors to invest in a pool of Canadian mortgages. MICs are established under the Canadian Income Tax Act. A MIC pools investors' funds and then selects mortgages to purchase with these funds. A MIC is a flow-through investment vehicle and distributes 100% of its net income to its shareholders.

Private lending partners serve a very special niche in the lending market. Clients are SO very lucky that such lenders exist. VWR is extremely user friendly, with some of the lowest fees in the private lending field. And Paula Hutton is an amazing representative for this company. Very poor experience. I would never recommend them to anyone. We only needed a $75,000 second mortgage on a $1.2 million home with a $200K first mortgage to pay off some debt and thought that it would be quick and easy. The process was incredibly painful and long. They forced us to use their law firm to get the legals done. When asked what the fees would be, they couldn't give us an answer raising ethics concerns from our point of view. Our lawyer did 90% of the work and the fees from their "recommended" law firm, who I'm sure they are in bed with, ended up being over $5,000 which is insane. It
