I've found that GSPM team has been personable, helpful in many areas. They care about their clients and finding them a suitable home. Make sure they can check all your boxes of needs.
The units I viewed were updated, clean, painted or in the process of being painted.
Affordable, reliable, responsive and flexible.
They found me a place within my budget, they were their to answer any question I had. And then some. They made time to go through the unit with me and were able to make any necessary addon chnages to ensure client satisfaction.

Very rude, building is infested with mice and roaches. Their renovations were almost 100% cosmetic to look pretty, yet you can see how shoddy the work is. I was told that the building was secure, yet the door is broken and won't latch when closed, so anyone can walk in. Definitely overpriced. They seem to value the investors way more than the tenants. As long as the investor is happy and making money they don't care about anything else.

During the initial move in process everything was great. The two ladies we dealt with Meghan and Ashley were responsive and absolute angels.
Actually living here and dealing with them on a regular basis is completely different. They are unresponsive at best and absolutely rude on the phone, especially Tammy. The unit was discusting when we moved in. There was a random toilet in the hall,thw heat would not work. And they did not care. Now they are constantly here, not to fix anything but to show completely overpriced apartments and cram even more people into this mice infested building.

Critical: Quality, Responsiveness, Value
As a tenant, I have been unimpressed by their responsiveness of the company to issues. Anything beyond urgent issues (which shouldn't occur with a well-maintained property) get ignored. There is minimal investment on the landlord's part into maintaining the properties - it could be worse, but it certainly could be much better.

My buddy at work told me about Sudbury and the success hes had here for the past couple years with GSPM. I didnt believe it at first so i inquired about it and talked to Christian Lacelle. I shouldve done this along time ago. He has been so helpful and on top of things. I bought my first rental house here. As an owner he has gone above and beyond to get the place fixed up and rented out in no time. Hes showed me progress on the place every step of the way. I am more then happy to highly recommend him to anyone that is looking for a rental property. I will be looking at buying another place knowing

Slow at getting back to me and not very friendly on the responses. Felt like they didn't care about people looking for apartments more focus on selling house's. The response to buy was right away and also wanted a 25_ dollar fee for putting application through. And you don't find out this until you finish application. Money grab.

By far the worst experience I have ever had with a landlord. They never answer messages, they don't rectify issues and they over charge for their units. To top it off, Tammy is rude and likes to talk down to her tenants. We've had nothing but issues throughout our year long lease and we are so relieved to be moving. I would never recommend anyone rent from GSPM.
