Positives:
- Quality of drinks are good (stay away from the powered flavours though), however not fancy (you're getting value for your $ but not in the visuals).
- Quality of Toppings (Tapioca, Jelly, Etc) are average and there's more limited selection compared to other places. They come with your purchase if you want them (and they are generous with them)
Staff are nice
- The Owner has good adaptability towards customers. For example: three years or so ago I asked if I could purchase one of their tubs of Jelly (which at the time weren't being sold) and a staff member called the owner and the

The bubble tea here is terrible. Its just some syrup in water. I took watermelon bubble tea and it was no where closed to a bubble tea, so diluted with no flavour. Do not ever get bubble tea from here, it’s disgusting.

Bought tuna bun and garlic cheese bun from this store yesterday, and they are awful... We have purchased their bread at Agincourt before and it's the same quality. Can you find any tuna in the first picture? Also, the garlic cheese bun has nothing inside and only a small piece sticking to the surface. Not only that it has no filling, it tastes very plain.
You can cost more but please never lie to your customers. I am here to buy bread not white dough.

Definitely avoid this place. The service here is terrible, after not understanding what she was saying to me and asking for her to repeat herself she then shouted at me. She figures out that it was her problem for asking me to check my order on the screen, Which she didn't even enter yet so nothing was there. Honestly, it is shocking that the people here shouts at customers. I will never come back here and suggest people avoid unless they want to be treated terribly. Prices are decent here but the service, Not worth the cheaper price.

The buns here are much bigger than other Asian bakeries. They are always very fresh and filling. I've tried the chicken bun twice and the taste and fluffiness of the bun is consistent. Although the price is nearly double of other Asian bakeries, it's worth it due to the large size and quality. The bakery is clean and organized. Lines move fast and the staff are efficient.

Very inconsistent. Sometimes the cakes are great and sometimes they're stale. I think I've finally given up. Not to mention that one time I tried to order a cake and when I went to pick it up, they took one from the display window as it was the same flavour. That was also stale. Clearly not baked for my order.

Love breakfast special, two buns and tea or coffee for just $4.50! Buns were delicious and cheap! Salty vegetable bun and sausage and cheese bun were great.... Hong Kong style milk tea also tastes good. Microwave for customers is nice service as well. Will definitely come again :)

Standard Chinese bakery with mostly savoury buns, though they have a few sweet buns (not much else in terms of Chinese pastries though). Some items taste a bit cheap, but they are inexpensive after all.
