Services
The most common type of home inspection is one conducted as a condition of sale. Its purpose is to help you identify non-cosmetic defects and find evidence of risks associated with the home. Before you waive your conditions have a Pre-Purchase Inspection by HomeXam. The Ontario government has created the New Home Protection Plan as a means to warranty the work of builders.
Our inspectors have the right education, professionalism and residential construction experience. Having the skills to build things ourselves has served our clients well. Our observations are offered in a calm and consultative manner. There is no need to be an alarmist about the defects we will find as we go through the home.
Realistically every house or condo has defects and we will find some. Most will be minor issues that can be quickly addressed at minimal expense. Some might be safety issues that must be fixed immediately and others you might decide are acceptable to you or can be addressed in planned renovations. We will be on the lookout for major damage and structural issues as we go through the house but hopefully won't find any.
Within 30 days of taking possession of your new home, your first deficiency report must be delivered to Tarion. That doesn't leave a lot of time to get your first home warranty report done. The second critical milestone is the one year mark. Our new home warranty or Tarion inspection reviews the defects found against the two hundred and fifty plus construction performance guidelines established by Tarion.
Sellers benefit when they take the best possible product to market. A Pre-Listing inspection helps sellers to identify flaws in the home they intend to sell. They can then repair the issues at their discretion and convenience. At the time of purchase, buyers often insist on higher figures for repairs to protect themselves from unforeseen problems.

He knows exactly what to look for in a house and was very patient and detailed with us while explaining points about upkeep and maintenance.
