Founded in 1989 as Guardian Property Management Services Ltd., GPMS has been providing property management services to clients in Durham Region and the Eastern GTA. GPMS was established as a partnership between two Registered Condominium Managers both of whom had not only been condominium owners but also served as members of the Board of Director's for their respective corporations.

GPMS offers a full range of management services to the condominium community. Condominium Management cannot, by definition, be classified as a nine to five occupation. In fact it can be said that the law of averages would dictate that emergencies in condominiums are more likely to occur during off duty hours than during regular office hours.
A vital component in the operation of a condominium corporation is timely and accurate financial reporting and records, accurate and effective budgeting and forecasting. GPMS produces monthly financial statements for each client using the SHIFT-SUITE CONSOLE Condo & Property Management software system designed and maintained specifically for condominium accounting, and the accrual method of accounting.
GPMS offers 24 hours after hours live operator answering service 365 days a year to all our customers. For emergency services dial (905) 428-5769 and follow the prompts. We also offer condominium corporations the option of enrolling in our Visitor(s) Overnight Parking Registry Program for by-law enforcement of visitor parking spaces within the property boundaries.

Poor service! First month taking over, unreachable. New garbage contractor go by the weight ( who does that?!) Garbage workers leave bags and does not have a dependable schedule. Hired snow contractors are unreliable. No callback, people in the neighbourhood missed work because the snow bank blocking the drive was impossible to get through! This company don't even deserve a star at all!

Well head of company is not respnsible profational at all. never respond, not accontable either! concern and complained raised... more then a year now is action at all. He as well as company has no idea what they have done around area. for exapmle ; once i asked them about security camera's, because theft happen, there answers WE DONT HAVE SECURITY CAMRA ARROUND.....big fat lie!! because they are the one who instaled signage of security camera every where around the property!! i have repored about antisemitic signs ....there are still present no action taken!! SO YOU DECIDE !!

These people say you don't own the outside face of your house. Don't paint your garage door because I guess they own it and pick the colour. However i have no problem painting it the colour I want because they don't want to fix my front steps that are out of code nor pave my driveway. So which is it...
