The Property Transfer Tax is a tax payable to the Provincial Government by purchasers of real estate. The tax applies to all types of real estate, whether residential, commercial or industrial. The first calculator is what we call our standard calculator. This is to be used if the Buyer is not a First Time Home Buyer, or if they are purchasing a used home, not a new one.
Substantially renovated is defined in the legislation as the removal or replacement of most of the house construction components except for the foundation, external walls, interior supporting walls, floor, roof and staircase. Unless the property falls within certain categories, such as strata hotel, short term rental property, mixed use property or other such items.
In its simplest form, title insurance protects the lender and homeowner against a number of risks related to the property's title or ownership. What started years ago as a replacement for a survey certificate has now become standard on real estate purchase or refinance transactions. If you are buying or refinancing your home, expect title insurance to be a requirement of your lender.

Receptionist was very rude when I asked for help with talking to a lawyer about an issue with our home previously purchased, she said we should call who we purchased our home with to discuss issues about our home and gave me attitude when I asked if she could recommend another firm that does handle real estate disputes on homes already purchased. She once again repeated herself in a more unpleasant tone that I should contact who we used to purchase the home. No effort to even try and understand the issue. Simply did you use us to purchase the home? No? Well don’t bother us then… would not recommend

My wife and I recently bought a house in New West. we had a great deal of difficulty dealing with the mortgage(vacant vs non-vacant interest rates and qualifications) it consumed us. We had time to retain a lawyer early in the process, however with what was going on, it slipped my mind until our agent asked what firm will be representing us, we literally had less than two weeks before closing. . Had the worst experience with the legal team. I’ve never felt so vulnerable working with this company. The legal assistant was too busy to take time for my file 1 day before closing. She was also extremely rude and hung up the call because she was “too busy”

Did a reasonable job of mortgage refinance but misplaced direct deposit information which we caught at signing and pointed out and they acknowledged with a promise it would be corrected but it never got corrected. When paying $1300 to sign some documents, large details such as this should not be missed. Now our funds are delayed by a week with added hassle and costs to us.

If i could rate them lower i would. they screwed up every step of the process, when i approached them about it they hung up on me (no i was not yelling or being vulgar). they cost me thousands of dollars more than originally quoted and screwed up passing the papers through to the bank causing my first mortgage payment to bounce. im reporting them to the better business bureau
