I had a very bad experience with Dan that cost me thousands. My first time buying a house Dan advised me to waive conditions promising me a mortgage at 2-4 percent. Once conditions were waived and my deposit was on the line Dan had not secured that mortgage and I was trapped into a 8% mortgage last minute. On top of this he had sent me an estimated closing cost sheet for which I based my budgeting on. This number grew by over 7 thousand dollars the day before closing.
