Extremely happy with the service we got from Sheldon Brown and Maryam Shabani. We were a first time home buyer and there was a lot of things that we didn't understand and would be confused about. The good: Sheldon helped me get a mortgage like any other bank could have.
The bad: He did not stay with me and provide professional guidance as you would expect from a mortgage broker with whom you are trusting your next biggest investment and debt with. Resulted in losing thousands of dollars in bank and lawyer fees. He also said he will give me a copy of the appraisal that I paid for (and was reimbursed) but never did.
Conclusion: Better to just go with a bank. Banks stick to their promises.
