Very unprofessional and don't even familiar with standard strata bylaws. Essential matters such as organizing landscaping work, snow removing, general maintaining and repairing service all all delayed or neglected. I keep receiving Covid updates from my previous management company (probably they forgot to delete my email but I'm glad they did) but nothing from Crossroads. They even sent invalid violation letters to owners they don't like and cover each other's mistakes among the strata council. I started to wonder if they're family members, relatives or friends of any kind, or if any corruptions

Just moved into a new place that is managed by Crossroads and have needed to call them a few times regarding reno's and payments. Every time I've contacted their office I've been helped promptly and professionally. Shauna (Shawna?) is courteous and never makes me feel rushed. Richard manages our property and seems to be very solution-oriented and always makes time for me. Reading other reviews makes me think that the service is dependent on particular Strata Managers - so far I am off to a good start with the team members I've been introduced to.

The absolute worst management company our strata has delt with. Ted and Carl are totally unprofessional and have no concept of the strata act or any bylaws. They are rude and spent there brief two months working for us undermining the owners and council. They do not follow any rules/protocols or procedures. Carl and Ted are the worst manager we have had to deal with. Avoid this company at all cost.

The most horrible non professional experience I have ever dealt with. Called Linda Rae with a very polite well thought out question for advice on who to contact for building issues. Was screamed at sworn at and hung up on for a question on basic guidance for issues in the building that out of owners control. An absolute lunatic. Never hire this property management service. Don't hire them. Our manager doesn't guide council in any way and doesn't know the Strata Property Act, and when I tried to discuss the issues with the owner he refused to talk to me. There were mistakes on the financial statements almost every month, the minutes are not professionally written (poor gramar and not edited before they are presented to Council) and they are never provided to the owners until we ask for them.

This property management company provide awful service. Especially property manager at Quattro 1 building. He is not professional at all to mediator the dispute regarding the complaints between tenants and owners,. He used to send false accusation fine letter to my unit about noise complaints when there is an empty unit and no one lives there. All he goes after is collect money, disregard the fact, rude and discriminate tenant has color. I would highly not recommend using their service. Especially for those owners or tenants are visible minority.

Extremely unprofessional. Property managers are seen often drinking alcohol on common property in broad daylight in front of children. They do not help in terms of mediation between residents they’d rather dish out unnecessary fines which prevents you as a resident from filing any complaints. They have “favourite” tenants and are extremely biased!! Very reactive instead of proactive. A waste of time. Spend your time and money elsewhere!

Neglectful, rude and dismissive. It is impossible to fully list all of the issues and incidents we have had since buying a condo in a building that uses Crossroads for Property Management.
When we first purchased, I spent 3 months just trying to get a year's worth of unpicked weeds taken care of. The weeds were two feet tall and there was even an old plastic water bottle nestled in with it. They were in a garden bed that is directly outside my kitchen window but is 100% inaccessible to me to maintain.
