We have been working with Ovais and his team for many years. You are limiting your exposure to potential buyers (less than 10% of what a good real estate broker will generate) which theoretically means your home will take ten to fifteen times longer to sell on the market.
Ontario Land Transfer Tax is a part of the closing costs for most Ontario property buyers. Land Transfer taxes, levied on properties that are changing hands, are the responsibility of the purchaser. Depending on actual property sale price, taxes can range from a half a per cent to two per cent of the total value of the property.
You are a first-time purchaser of a newly constructed or re-sale residential property with two or less single-family residences. The rebate for first-time purchasers is up to a maximum of $3,725.00. If you are eligible for a rebate of the entire amount of MLTT you owe, you will receive an automatic rebate when your lawyer registers your property transaction and will not have to pay the tax.
