My years of experience as an Exclusive Custom Home Builder and Home Renovator have given me the background that is essential to perform a quality home inspection. Knowing that you cannot just switch hats and call yourself a home inspector, I researched the industry for educational courses. In 1992 I successfully completed The Inspection Training Associates Course in Property Inspection.
For pre-purchase home inspections the inspection is typically conducted after the contract is signed - provided the contract contains a clause making the sale conditional on the results of the home inspection. Most inspections are available on one to five days' notice. You will learn a lot about the home during the inspection.
Thermal imaging will help to identify surface temperature variations of the building envelope, which are directly related to problems in structure, moisture content and air leakage. It can also be used to find hidden heating and cooling losses due to moisture intrusion, inadequate or non-existent insulation, and poor construction.
The EPA estimates that radon causes 21,000 deaths in the USA each year. The National Cancer Institute of Canada estimated deaths from lung cancer in 2006 as: 10,700 men and 8,600 women. In 10 per cent of these cases, radon would have caused the lung cancer. Total 1,930 in Canada each year. It is the radon decay products that actually present the health risk associated with radon gas.

Can I give 10 stars?
I had a horrid rental situation with unpaid tenants on house arrest for violent crimes destroying the home and not reporting any damages or issues. Mr. Gibson and I were able to navigate 12 years of hoarding rubbish piles to access each necessary location, WHILE the tenants were squatting there. His professional, graceful, friendly, non confrontational, knowledgeable and understanding demeanor were exactly what the situation needed. He was well prepared for all possibilities. I would call him from many hours away for more services.

It was amazing having Alden do our inspection. It was leagues better than any home inspections we've had over the years. His years and breadth of experience were immediately apparent to us. He took time to walk with us throughout the whole house and pointed things out as he went and discussed hazards and their impact, suggested practical solutions, and generally made us feel very engaged and informed. I wish we did it prior to our Tarion report - say around the 6 month mark. Your new home builder believe it or not won't point out all his defects, its up to you to recognize them and bring forward. After owning 6 homes you figure out and learn things along the way but having said that, Alden showed me many thing to look for that I haven't experienced before. With the inspection, I now have several more issues to discuss with our builder as well

Alden has inspected 3 potential older homes for us over the last few years. He is incredibly thorough and has vast knowledge which includes his experience as a contractor in the past. He explains things to the potential buyer as he goes along, and we have learned a lot about homes from him. Alden has found issues the current homeowner was unaware of such as asbestos surrounding old furnace ducts most recently.
