We needed a statutory declaration notarized. After a little bit of research to know what was around, I chose to go with Yoshida and am glad I did. I called ahead to make an appointment and Curtis said I could come that same day. Great! Because this was last minute and there was some urgency to what I needed notarized.
My partner met me after work and we both walked over. Curtis was great and speedy. He asked us for two forms of ID and if we declare that what's written on the document to be correct. Stamp, stamp and we were done.

Go elsewhere for your real estate business. Use a law firm, not a notary. Only basic paperwork done. No checks or detailed work to ensure your interests. Was referred but never again. I was surprised my mortgage broker even referred him when we had a law firm previously. He may do good work on other stuff but conveyance isn't one of them.

Mr. Yoshida is very professional and responsive. We had an urgent request for completion, several other notary firms declined our service request due to the tight time window. Mr. Yoshida took our assignment and acted promptly. Everything went smoothly, we met the deadline, thanks for Mr. Yoshida's work. Curtis is an Amazing Notary and a true Professional. He has helped my clients in several mortgage transactions and he has always been extremely helpful, very diligent and a joy to work with for all my clients and for me. The fact that he is available on Saturdays makes it super convenient for clients to meet him and his availability on short notice is something that is greatly appreciated especially with Overseas transactions where one of the 2 parties has to visit a Canadian Embassy to notarize documents. I would highly recommend Curtis for any Purchase or Refinance as he always exceeds expectations

Mr. Yoshida is very helpful and very professional. He went above & beyond his duties, patiently communicating with my husband who is out of the country to instruct and explained him regarding the documents needed to be presented to the Embassy. Curtis was super fast and efficient. I was referred to him by my realtor Elliot Tan. He has been doing his profession for a decade and it really shows. He never dropped the ball and was always communicative in buying my first home. His prices are fair, he's located centrally downtown and accommodated me after hours just so I can close my condo in time. I've never used a notary before, but now I highly recommend Curtis for all your notary needs. Keep up the great work!

Quick and professional, I recommend them to any and all. I had a last minute document that needed to be notarized before the weekend. Yoshida Notary heard the panic in my voice and although not customary, agreed to stay late to wait for me to arrive. I successfully submitted my documents on time and as a result saved my trip. Very happy with my experience.

Generally cold and unhelpful demeanor. Did not introduce himself and scolded my wife within first 2 minutes of conversation.
Given the other positive reviews I wonder if perhaps it is a cultural difference thing. Or could just be his personality.
Either way, not going back and going to search for an alternative.

This was my second real estate purchase with Curtis Yoshida and he did a great job again. This second time was a rush job with just a few days to process the transaction and Curtis never complained. He met us on a Saturday (staying late to accommodate our schedules) and was super professional the whole time. There was a bit of a struggle getting some documents from the strata, but he stayed on top of it, following up, and making sure it got done.
Due to some bank difficulties, I had to overpay Curtis and wait for a refund after. I fully expected that I would be waiting on this refund check, while

We've used Curtis Yoshida's services twice over the past 2 years. The first time, we were purchasing a new piece of real estate, as well as changing ownership on another property. Curtis was referred to us by our financial advisor from RBC. Curtis helped us with the necessary (and complex) paperwork.
