Buying a house or making a will are major decisions in your life. You need someone you can trust who will advise you on such matters. Members of the Society of Notaries Public of British Columbia are appointed for life by Royal Decree. Notaries Public do not participate in litigation or argue cases before a judge.
To qualify for the First Time Home Buyers' exemption you must meet all of the initial eligibility criteria. To retain the exemption, there are also requirements which must be met in the year following the transfer. If you don't qualify because you are not a Canadian citizen or permanent resident, but you become one within 12 months of when the property is registered, you may apply for a refund of the tax.
If the property has never been income-producing and was occupied by the seller or his/her family for personal use, the holdback is 25% of the sale price. One certificate will be issued per non-resident seller. If the property has been income-producing, the holdback should be calculated at 25% of the land value and 50% of improvement value as pro-rated from current assessed values to actual price.
There may be a number of reasons why people would need to make a power of attorney. One reason is because they are physically unable to look after their affairs due to travel or injury. Another reason people often make a power of attorney is in case they become "mentally incapable" due to illness or accident.
Section 9 Representation Agreements (also called Non-standard representation agreements) may be made by an adult capable of understanding the nature of authority being given to his or her Representative and effect of giving that authority.

Additionally, subsection 3 provides that if a representative is given the power to give or refuse consent to health care for the adult, the representative may give or refuse consent to health care necessary to preserve life. The Agreement must specify what decisions the Representative is empowered to make (may refer to an advance directive for certain decisions) and when it takes effect (date signed or later) and/or identify triggering event.

I really appreciated Igor's invaluable guidance with my mother's estate in 2019. In 2020, I needed help with my mortgage refinancing so I called him again. He was very knowledgeable in both instances. Both experiences were very good and professional. I will call Igor whenever I need a notary. I highly recommend his services.
