For 30 years R. JANG & Associates Ltd. has been providing professional property management services in Vancouver, British Columbia, Canada. Our firm has established a niche market specializing in the management of properties with less than 100 units. While licensed in British Columbia to both sell and manage real estate, our focus is on the management of strata and rental properties, representing both local and global clients.

Our clients have found a level of comfort with a firm of our size where our infrastructure is large enough to provide the expertise and experience necessary to protect and enhance real estate investments, whether that be a strata home or an investment rental property. However, we are small enough so that we can provide personalized service to our clients.

Since 1989 R. JANG & Associates Ltd. has been providing professional property management services. We are 100% locally owned and operated. To ensure quality and timely service, our geographic territory is focused on the area bounded by the North Shore, Richmond and New Westminster/Coquitlam. Although our portfolio is of sufficient size to allow us to manage large properties the vast majority of our properties comprise less than fifty units.
In a month to month tenancy tenants are obliged to provide a minimum of one month's notice to their landlord, to take effect on the last day of a calendar month. Notice to the landlord must be in writing and can be submitted on line (see "rental forms") or faxed or e-mailed to our office. In buildings with "central heating" the tenant must allow a reasonable time period for the repair to be done.
To the extent an emergency exists please contact our after hours emergency line 778.323.1012. Depending on the emergency, response is dependent upon weather conditions and time of day. During inclement weather, it is NOT possible to undertake any emergency roof repairs. Except for elevator entrapments, contractors can take several hours to arrive on site.
Our role, as agents of the strata corporation, is defined by contract between our firm and the strata corporation. Typically, our role is restricted to the management of common property and more specifically to the maintenance and security of common property. Taking into account our experience with other strata properties, advise client on pros and cons of proposed maintenance projects.
Owners and residents are encouraged to speak with the residents above as typically the problem is related to a malfunctioning appliance or an overflow. The strata corporation may have a role if common property is the cause of the stain. The light next to my front door, outside my strata lot, is not working.

Very dismissive and rude staff. We pay a lot for strata and they don't do anything for our building. Takes forever to reply to email on the SIMPLEST tasks.

Completely inattentive, they haven't responded to our strata PRESIDENT's emails for two weeks. All services on our property have been completely neglected and there has been zero communication from our property manager for all of 2021. These people are frauds.

R Jang has been the management company for my strata since I have lived here for the past 4 years. I find them pretty easy to work with and fairly responsive. I'm not sure why there are so many negative reviews here, that hasn't been my experience. I believe owners that are not involved with the strata council may have different perceptions as they don't have the full story. Good firm.

If you want to hate communications with your strata and would like to poison the atmosphere among neighbors in your building,then I highly recommend Kathi Brand and R Jang. We moved house rather than continue getting passive aggressively harassed by my neighbors via R Jang official emails. They have mastered the art of soulless neutrality in their comms to the point that it feels like you're talking to a robot and they are good at accusing you of things with no evidence and in a language that pre-determined your guilt a long time ago and leaves no room for human emotions.

These guys (2 of them in total!) work only for the Strata Councils who hire them, not the owners. Their entire business model is built around creating division between the Strata Councils and the owners so that they can ultimately take control of the building you live in. Once they get ultimate authority (which you pay for) they will make sure that you are always at their mercy while ignoring your maintenance requests.

They manage our building and I would say not very efficient. In September 2017 (6 months ago) we received an invoice for $400 for a plumbing service that was done in our unit. However, there was never anyone in our apartment! We asked for a clarification and nothing was done since. We received this invoice again in February 2018, asked for a clarification and removal of this charge from our account and still no answer until today (2.5 weeks passed). Not impressed with the service. You are welcome to reach out to me if you are planning on hiring them as your management company and you need to hear

Our strata has worked with several property management companies over the past 15 years and I have found R.Jang and Associates to be the best by far. I am impressed with their understanding of Strata law and have found their management experience very useful while navigating the sometimes choppy waters of strata living. I value R.Jang's perspective, as they have had a lot of experience and they have been willing to share those with our strata council and that has allowed us to make decisions that best suit our Strata's needs. This is the worst company ever. They put a methadone clinic under our suites and now there is a vapour lounge where people can smoke weed. Children live above it. The smell is in our homes and even our clothes smell like it. I have had water in my kitchen 2 days in 3 months. No one gets back to you. they treat us like animals. We are too poor to move. The garbage is always over flowing and the paper recycling is everywhere. There are too many stores using the recycling that is meant for the tenants, we asked if it could collected more, and they told us to throw our recycling in the garbage. What
