Services
Our Founder, Elwood Major, is a member and past director of PAMA (Professional Association of Managing agents) and has a designation of CPRPM (Certified Professional Residential Property Manager) with yearly education and attendance requirements. PAMA's mandate is to provide education and timely information on items related to the Strata Management field.
Attendance at monthly meetings, reporting on completed council directives and setting new initiatives. Arrangement of repairs and maintenance that are the responsibility of the Strata Corporation. Communicate and enforce the Strata Property Act and bylaws of the Strata Corporation under the direction of the Strata Council.

Updated from 1/5 to 3/5 would appear my issues were resolved with our condo's current representative, Dennis, retiring end of the year. Liann who is replacing him is very responsive and considerate! She finally got me on the email list to get my strata documents!
Zero communication. Received my welcome package and that's it. No response to e-mails about broken windows, and have yet to receive any strata minutes since March 31st or any type of response to emails asking about them (it is August now). All this and yet strata fees continue to increase.

Although I got no response from a email I sent to another person, when I called back and explained it to Dan S. He not only got involved but also replied to my emails quickly and got his team on it asap! What I thought was going to turn into a 3 week cluster**** was resolved within 5 days to my total satisfaction and I received updates throughout so I was not left wandering what was going on at their end. This was during a Pandemic so I gave them 5 stars instead of the 4!

ECM takes strata fees but provides no service in return. Not happy at all with them. We have had no one come clean our back patio. Sent pictures emails.They came once in 10 months. Cut some weeds. Never showed up again. Horrible service. But they do take strata fees on time.

Most pathetic Strata management I have ever seen. The manager takes a lifetime to answer emails, does not reply to phone calls, does not care about any safety issues, just finds an excuse and pushes it on the council members. No initiative what so ever. Never follows up on requests. I have had a really really very bad experience with this Strata management. Just for an alteration agreement for an EV charger, it took more than "3" months to get an approval. The council approved it but the Strata management did not care to provide a signed form. Its frustrating and very hard to get things done with

I have never experienced such a lack of assistance from a property management company. I have repeatedly tried to contact them by phone sent emails and no one has had the common courtesy to even respond! There are no posting around the building about ANY of the concerns eg. Washing machines taking your money and do not work, dryer having duct tape to keep closed.. under ground parking lot the cable doesn't work.. shame in this company!

In 2002, the Strata Council in our building made a wise decision.They hired ECM Strata Management to handle strata corporation business. After 18 years we are still benefiting from their high standard of service to us! The ECM strata managers and accounting staff have provided us with meticulous financial transactions, knowledgeable strata information and advice and, most importantly, prompt and attentive responses to all of our concerns and needs. This company was great to deal with when they first started managing our building, but the ownership changed (the accountant is actually the owner) and service began going downhill. Bills were not being paid on time, bylaws and rule changes were not officially registered and thus not legally enforceable, incorrect processes were followed resulting in starta not being able to enforce the rules and bylaws, etc. When a new company was hired to replace them, the new company was shocked at how horrible ECM was when handing over the account; with many different account payables not being passed over
